The Pressure Washing Company delivered an industrial handover cleaning project for Wulguru Group over the course of approximately 10 working days at their 352 Stuart Drive, Wulguru location.

This page will detail the scope, methodology, and outcome of that project.

Proposal

Intended outcome:

handover to a new tenant or back to
the owner.

The Pressure Washing Company is well suited to a job of this scale, combining commercial-grade surface cleaning equipment with Josh’s background in large scale project management. Our machinery is built for use on both residential and heavy industrial sites, allowing us to clean extensive concrete areas efficiently while treating stubborn oil and rust contamination stains.

 

Josh has managed substantial outdoor projects involving debris removal, weed control and full site clean-ups, so coordinating a multi-stage project like this is well within our capability. This combination of equipment, experience and practical know-how makes us a strong fit to deliver the site in a clean, safe and handover-ready condition.

The site has been occupied for heavy industry and engineering use, and as a result the current condition is poor. There is heavy soiling across ground surfaces, overgrown vegetation, scrap metal, debris and various other contaminants throughout the premises. Upon completion, Wulguru Group will receive the premises in a clean and acceptable state, ready for return to the owner.

 

The specified surfaces and structures will be restored to a significantly higher standard, while weeds, grasses and other vegetation will be removed and treated to prevent regrowth. Debris, rubbish and scrap metal will be collected and removed from site.

Scope of Works

Gather all litter and debris from the ground surfaces of the site and remove it for disposal. This includes food packaging, industrial waste such as steel offcuts, nuts and bolts, broken hand tools, smashed glass, newspapers, washers, broken timber and other similar objects. The large pile of steel offcuts and molten slag underneath the remaining plasma cutting platform is not included in this proposal, solely because it is unclear what is located beneath that area.

The site is currently overgrown with grasses and noxious weed trees. This proposal includes the removal, disposal and treatment of the trees and plants in question, along with trimming any remaining trees or bushes that do not meet the required standard for property handover. There is also piled vegetation in some areas that has previously fallen or been cut, which will be collected and removed as part of the waste removal stage.

The most extensive part of the project is the cleaning of all concrete surfaces, with the areas to be cleaned outlined in the appendix. These surfaces include concrete slabs, certain walls, specific stains, footpaths, driveway areas and other affected or soiled sections of the site. Cleaning will be carried out predominantly using a combination of high-pressure water and targeted chemical treatment.

Caveat: The Pressure Washing Company typically does not undertake vegetation management or scrap metal removal, however we do like to think outside the box and afford our customers the flexibility they deserve. In order to present a simple and compelling solution, we offered to undertake the extra scope on this large scale project.

Methodology

The initial stage of the site clean-up will involve clearing all easily handled light debris. This will be carried out by multiple staff using litter pickers and contractor bags. The next stage will involve collecting larger debris into bins, separating scrap metal from general waste.

Bins will be moved across site by vehicle or emptied into a skid steer bucket and transported to a skip. Skip hire can either be arranged by Wulguru Group or organised by The Pressure Washing Company as a variation. The Pressure Washing Company will manage the removal of scrap metal from site.

Vegetation clearance will be completed either directly after, or simultaneously alongside, the waste and scrap removal process. We will use whipper snippers, chainsaws and manual loppers to cut grasses and trees. Vegetation will be collected and disposed of in the skip bin. All cut and remaining vegetation and weeds will then be treated with industrial-strength herbicide, likely either RoundUp or Garlon. If regrowth occurs within two months, or the vegetation is not effectively eradicated, we will return to re-treat the affected areas.

The surface cleaning component of the project is multifaceted. It will include high-pressure cleaning using industrial surface cleaning attachments, pre and post chemical treatment, soft washing of more delicate or compromised materials, spot treatment of stubborn stained areas, agitation and blowing of heavily soiled or dusty areas, and rinsing loosened particulate matter into appropriate drainage points. We will utilise one crew over a longer timeframe, but also have the capability to mobilise additional crews if required. Works will be completed in zones to allow adequate drainage time and drying time for quality assurance checks. Any stubborn staining requiring further attention will be treated after the initial clean where necessary.

If we encounter oil-contaminated soil that is to be removed, it will not be covered by the general associated waste removal costs. A waste disposal company will likely need to be engaged to comply with regulations.

 

When we pressure clean contaminated areas or use chemical treatment, we will utilise re-direction barriers to divert contaminated water towards either the sewer connection/trade waste inlet or, in the absence of such infrastructure, we will direct the runoff to a landscaped area away from stormwater.

All cleaning chemicals, degreasers and rust removers will be used in accordance with their MSDS and applied in controlled amounts. Dilution ratios and contact times will be carefully managed to avoid unnecessary environmental impact. Solid contaminants such as scale, metal fragments, mud and loose debris will be collected and disposed of prior to any washing, as best as practicable.

 

Activities will be scheduled to avoid heavy rain or high-wind conditions that may cause contaminated water or chemical mist to travel offsite. Absorbent material and spill kits will be kept onsite. Any accidental spills or chemical releases will be contained immediately and disposed of according to EPA guidelines.
