
Pricing
Our prices are accurately quoted, specific to each job. When we receive a quote request, we aim to provide a price for our customers in a timely manner. We calculate the job cost based upon a range of factors.
We don’t price exterior cleaning using a simple “price per square metre” formula.

Square metreage does matter, but it is only one part of the picture. Two properties of exactly the same size can require very different amounts of time, equipment, labour, setup, chemical use, access planning and risk management. Our pricing is designed to reflect the actual work involved in completing the job properly, safely and to the standard we expect. That means every quote is assessed individually.
What We Consider When Pricing a Job

Type of work - Different services have very different production rates. Cleaning a large, open concrete driveway is different from washing a roof, cleaning a multi-surface property, working around a swimming pool or completing a job that requires specialised access equipment. We consider the type of work, the equipment required, setup time and the complexity of completing the entire scope.

Size and estimated time - Square metreage gives us a useful starting point, but the more important question is how long the job will realistically take. Large, open areas can often be cleaned very efficiently, while a smaller property with numerous obstacles, separate areas or difficult access can take considerably longer per square metre. Our pricing reflects the expected labour and production time rather than simply multiplying the property size by a fixed rate.

Property condition - The condition of the property can have a significant impact on the work required. Heavy organic growth, neglected surfaces, built-up contamination, clutter, furniture, stored items or landscaping can all slow the cleaning process or require additional preparation. A clear, accessible property will generally be more efficient to complete than one requiring substantial preparation or movement of items before cleaning can begin.

Access - Good access makes a major difference to how efficiently we can work. We consider things such as:

A difficult to access area may only represent a small portion of the property but can sometimes add significant setup and labour time.

Height and safety requirements - Working at height changes the way a job needs to be planned and completed. Roof work, elevated façades and other difficult to reach areas may require additional safety systems, specialised equipment or access machinery. We price these requirements into the job rather than compromising on the methodology used to complete the work safely.

Drainage and runoff management - Exterior cleaning involves moving a significant amount of water. Before quoting, we consider where that water will travel and whether additional management is required around pools, gardens, stormwater drains, neighbouring properties, sensitive surfaces or areas where wastewater may collect. Some sites have excellent natural drainage. Others require considerably more time controlling, recovering or cleaning up runoff.

Surface condition and expected result - Not every surface can be returned to a “like new” condition through cleaning alone. Oxidised paint, permanent staining, damaged coatings, corrosion, worn concrete and other ageing materials can limit the final visual improvement. Where we identify these conditions, we consider both the additional care required and how clearly the limitations need to be explained before the job begins. We would rather set realistic expectations before starting than promise a result the surface itself cannot deliver.

Physical difficulty - Some cleaning is relatively straightforward and repetitive. Other work involves extended ladder work, awkward positions, tight spaces, difficult hose management or physically demanding conditions. The physical difficulty of completing the work safely and consistently forms part of our assessment.

Travel and location Most of our work is completed throughout the Townsville area, but additional travel can sometimes affect pricing. For jobs further from our normal service area, Charters Towers for example, we consider travel time as well as whether that travel prevents another job from being completed during the same part of the day.
​
Scheduling - Timing can also influence a quote. A job that fits naturally into our schedule or can be completed alongside other nearby work may be particularly efficient. Jobs requiring restricted hours, night work, weekend attendance, urgent completion or a dedicated day may carry additional cost because of the effect they have on scheduling and crew availability.
​
Commercial and ongoing work - Where a client has multiple sites, recurring maintenance requirements or an ongoing cleaning program, we may be able to price the work differently because of the efficiencies created over time. Repeat work allows us to understand the site, streamline setup and plan labour more effectively. Where those efficiencies genuinely exist, we are happy for them to be reflected in the price.
We Also Consider Whether We Are the Right Contractor for the Job

Not every job is a good fit for every contractor. Part of our quoting process is determining whether our equipment, experience and cleaning methods are suited to the property and the result the customer is expecting. We specialise in professional exterior cleaning and place a strong emphasis on safety, surface protection, reliability and attention to detail. If a job requires a methodology outside our normal area of expertise, carries disproportionate risk or cannot realistically be completed to the standard we would want our name attached to, we may recommend another contractor rather than simply putting a high price on it.

Why We Don’t Compete on the Lowest Price
​
There will almost always be someone willing to complete a job for less. Our pricing is built around doing the work properly.
That includes appropriate equipment, trained staff, insurance, commercial-grade cleaning systems, chemicals, safety procedures, preparation, cleanup and enough time on site to complete the job without rushing. We would rather provide a realistic quote from the beginning than win a job cheaply and then cut corners to make the numbers work.

Why Similar Jobs Can Have Different Prices
​
Customers occasionally compare their quote with a neighbour, friend or previous property and wonder why the figures are different. Usually, the answer is that the jobs are different in ways that are not immediately obvious. Access, contamination levels, roof pitch, drainage, surface condition, setup requirements, height, landscaping, water availability and the number of separate cleaning areas can all significantly affect the amount of work involved. Our quotes are based on the individual property in front of us.

We want the price to make sense for both sides. For you, that means receiving professional work, clear expectations and a result that reflects what you paid for. For us, it means allowing enough time, equipment and labour to complete the job safely and properly. We don’t aim to be the cheapest exterior cleaning company in Townsville. We aim to provide a fair, considered price for the actual work required, and then deliver the job to a standard that justifies it.
